NPV MEANS NET PRESENT VALUE AND IRR MEANS INTERNAL RATE OF
RETURN BUT NPV IS BETTER THAN IRR.BECAUSE NPV IS SUM OF
CASH INFLOW AND CASH OUT FLOW.
