AVR stands for automatic voltage regulator. The main function of AVR is to maintain the established voltage to the MSB or to the consumer. IT maintain the terminal voltage (which is preset) of the alternator. It is done by taking the sample from two phase to the AVR(which contains OPAMPS and other summing ckts) where it is compare with the preset value. Any deviation from the set value give an output (error in either direction (+ or -). This error is processed and finally a dc voltage output comes out from AVR which is fed to the excitation system. The sign will decide that excitation to be reduce or increase to maintain the set output voltage. This process is a continuous measure so the terminal voltage is always as set at AVR as per requirement.
